hard money RE loan needed

I am a local, born and raised, real estate investor. I am purchasing a property in Binghamton for less than 10k in the next few weeks. I have more than enough cash to cover this purchase and will probably end up doing so, but to free up cash for another project it also makes sense to pursue a short term loan for this purchase. Lenders are guaranteed a first lien position on this house, for less than a third of what the property could be sold for on the fair market. I have a solid track record and credit, many references from people in the real estate business as well as previous private lenders. I am looking for either a short, few month loan with a minimum interest guaranteed or a straight 5 year loan. 12%. Please respond if interested. Please have some knowledge on the subject as I am not here to sell you on the idea just on the reliability of myself as a borrower.
