For the average homeowner with 1 apt for rent trying to make the mortgage payment and probably under water.
If a broker is offering to take work advantage tenants. Please do your homework first. The brokers will offer you $1000 Bonus ( Devil money)
The city ( DHS) will pay you 4 months rent upfront but Just read the program details before jumping in.
1 . Beware : The city will make you sign a lease rider. Meaning, you may be signing a two year lease at a ridiculous rent . $1070 for a 2BR with Heat & cooking gas.
2 . After the first year, DHS will not offer a rent increase like section 8.
3 . If you have a Bad tenant you are stuck for 2 years. The city will continue paying. A judge will only go by the lease rider not the 1 year lease the broker prepared.
4. Let me clarify : There 3 versions of the Work Advantage "
a) Work Advantage - Tenant has to pay you $ 50 legally each month. After the first year, the tenant must qualify again for the program. You will get
a letter 30 days prior from DHS advising of the tenant status.
b) Fixed advantage/ Child advantage - You are definitely signing a two year lease. That voucher may convert to section 8. But it will be up to you
to accept the section 8 package. But you are stuck with the tenant until they find a new apt that will accept.
5. Another fact: The city is paying for the number of people in the family. But, I have witness 2 or 3 more moved in after for the same rent.
While you are supplying Hot water, heat etc.
6 . Try complaining, you will transfer to some charity shelter office and thats the end of it.
7 . Some tenant & brokers will offer side deals to pay rent difference. Beware, you may get screwed and cant go to court.
Let say your apt fair market price is $1500 for a 2BR and you accepted $1070 from DHS. Its logical that you would want
to get paid the difference by the tenant. Its fifty fifty that the tenant will honor a verbal side deal.
Can you believe , DHS advised the tenants not honor side deals and make you sign a statement at lease signing. Meanwhile, they were
paying the shelter $1000 a " week " and offered you $1070 a " month " with heat & hot water.
