We are planning several small future remodel type jobs and need a small company or sole proprietor who has been in business over 5 years and still cares about his/her work.
You will have to pull your own permits with the City of Austin, or add your permit to our building permits. We are not general contractors and have no desire to make a profit on you or you wages.
We just want the job done right the first time, if possible, or make your corrections and get your inspections in a timely fashion with minimal delays. If you fail an inspection, and decide you want to argue with the inspector or the City, we will no longer have a need of your services.
You will be billing and collecting directly from each homeowner with no delays. You are welcome to take a material deposit, but will not collect the full balance of each phase completed until the inspection is passed.
You should plan on including a fee for going to the COF and pulling permits, and a reasonable fee for waiting on an inspector to inspect each job. It is not the homeowners responsibility to take off work and wait for an inspector. We, as licensed professionals, have to accept this responsibility as part of the job.
We screen our clients thoroughly, and have for 30 years, you will always get paid as long as you do the job you contract for, and put all change orders in writing in advance and get them approved in writing.
